Required to solve title problems such as securing the recordation location of assignments, procuring releases, location of the actual person or entity when a release was required, payment of funds to the proper authority when payoff of a deceased or no longer in existence entity was involved, payment to county or state authorities when a non-locatable payee was involved. Solved tax lien problems, prepared commercial and residential Settlement Statements, and handling closings where both buyer and seller resided outside the state and outside the Country. Limited title experience in clearing title for other states, including Georgia, North Carolina, Minnesota, Colorado, Oklahoma, Kansas, Florida and Tennessee. Foreclosure/Bankruptcy - Handling foreclosures from the first phase (Notice of Intent to Accelerate the Maturity of the Note) through the posting and acceleration phase and onto the actual reading and foreclosure to the post foreclosure sale of residential properties. Handling the Bankruptcy matter should a bankruptcy be filed the following the matter through the foreclosure process again when the bankruptcy stay was lifted or dismissed; and finally processing the foreclosed property for resale.
